So, you've purchased a new-construction home. Everything is new so you shouldn't have anything to worry about for years. Right?
Unfortunately, that is not often the case. If you've ever purchased a new construction home, you may have already learned from experience that many issues can go undiscovered during your final walk-through before closing, especially, if you are not sure what to look for. Issues may not become apparent until there is a change in season, severe weather or simply the passage of time. Most builder warranties for new-construction homes expire at the end of the first year so an 11-month inspection is especially important. Remember, the builder doesn't make money from repairs made after the sale and they won't look forward to calling the contractor off of another paying job to address your concerns. They may be inclined to 'brush you off' telling you there is nothing to worry about or that 'it' is normal.
