Infrared imaging/thermography

The basic home inspection is a visual inspection for the purpose of assessing the condition of a home. However, some issues may not be detectable through a normal visual inspection, such as when an area is lacking sufficient insulation, electrical hot spots are present or where moisture or condensation is not visible. 


These issues can: increase your energy usage, allow mold or mildew growth, attract wood destroying insects, and cause wood rot or structure damage. If found early problems can be addressed before they spread or become expensive.


Common issues detected by infrared imaging that may not be visible through a visual inspection:


  • broken seal around windows and doors 
  • moisture under or around toilet under the floor
  • insufficient insulation (even if insulation was adequate at installation, if not installed properly, such as tacking in place, the insulation may fall allowing for inadequate insulation in the top of the wall)
  • fraying or loose wires at switches or fixtures
  • leaky pipes behind walls
  • leaks in roof or soffits
  • wood-destroying insects
  • moisture condensation 
  • heat or cold exchange

Why An Inspection with Infrared Is Important

The basic home inspection is a visual inspection for the purpose of assessing the condition of a home.
